From Listing To Escrow In Just One Week: How The Steeles Sold This Clairemont House

 

 

This summer, Team Steele made one of their fastest sales yet.

The seller of the three-bed, two-bath Clairemont house was a single woman with a busy schedule and several pets. This made it difficult to schedule open houses, so Melissa and John tailored their efforts to the seller's needs. 

Because of the seller's pets and restricted showing schedule, interested buyers were only able to visit the Clairemont home during one of the only three open houses that were held over the course of a single weekend.

To attract attention for the property and get potential buyers excited about the open house, the Steeles focused their efforts on a "coming soon" campaign, including aggressive social media marketing and a virtual tour.  

Melissa filmed a six-minute walkthrough of the house using a 360-degree video camera, which allowed interested viewers to pause and look around as if they were inside the house. Through the virtual tour, potential buyers could get a feel for the property, and meant that the real estate agents and buyers who called were seriously interested.

John and Meslissa's aggressive pre-marketing pitch paid off: 80 potential buyers came to the three open houses. Before the weekend was over, the seller had four offers to choose from.

The 1954 house had a lot going for it -- it had been completely remodeled in 2014, resulting in an open floor plan, trendy kitchen with an island and an outdoor patio with a gas-powered fire pit and a hot tub. But the Steeles were able to capitalize on the frenzy of early-summer buyers in San Diego and secure an offer $10,000 more than the asking sale price.

The Steeles carefully crafted their marketing strategy to meet their seller's needs while also getting tangible results. In the end, the seller was not inconvenienced with too many showings and managed her pets, but was still able to have her property expose to a ton of buyers within a short window.

When the team scheduled an open house in accordance with their seller’s schedule, their strategic marketing efforts maximized traffic. Within days, they’d received offers. The house was listed on May 8, and by May 16, it was in escrow.

Closing went smoothly, and as the seller moved on happily, the buyers settled into their new home. As for Team Steele -- they spent the rest of the summer helping sellers sell without sacrificing their schedules or their comfort.
