How We Sold This Imperial Beach Home For $36K Above Asking Price

 

 

Team Steele San Diego Homes recently worked with Andrew and Lana, founders of Integrity Home Solutions Group, on a new-construction project in Imperial Beach.

Our brokerage, Realty National, works closely with Fortune Builders, an education program for real estate investors, which is also where we first met Andrew and Lana. Before teaming up on this project, the Steele team had built Integrity Home Solutions Group’s website and helped them sell  distressed homes in the past.

Although Andrew and Lana had a lot of experience in flipping, this was their first ground-up construction, which comes with its own set of challenges and nuances. The Steele Team, eager to leverage construction time instead of lose it, set out on an aggressive marketing campaign to pre-sell the home as it was still being built.

For Andrew and Lana, we created a robust online marketing campaign including Facebook and Google ads, a website, email nurturing campaigns and 360-degree virtual walkthroughs.

Potential buyers who clicked on our ads were sent to a landing page with detailed information, pictures, and videos. Once they signed up for more information, they received comprehensive neighborhood profiles, virtual tours, and construction updates.

After just a few weeks of running this campaign, we had nearly 250 interested buyers and two offers on the table. Initially, they had discussed listing the property at $630,000; However, we were able to negotiate the two offers up to $665,000 and ended up closing at $666,200 shortly after the home was completed. Not only did it save Andrew and Lana time, it also saved them a substantial amount of money, drastically cutting down on holding costs and marketing time, allowing them to get a great return on their project.
